I mean everything as well. Roughly:
Living/Dining: 50 sqm
Kitchen/Dining (small): 20 sqm
Children's rooms: 35 sqm
Bedroom/Dressing room: 20 sqm
Bathroom 1: 15 sqm
Bathroom 2: 10 sqm
Guest WC: 5 sqm
Utility room: 10 sqm
Technical room: 10 sqm
Office: 15 sqm
Gym: 30 sqm
Hallways/Entry: ?
220 sqm without hallways, with very generous rooms. You fill up the 250, not the 300.
If you now find a good layout and cut down the sqm (The ballroom-sized living & eating area also has to become cozy first, or a bit smaller?), you end up below 250.
Bathrooms and kitchen can be this large, but don’t have to be, without losing comfort.
What really works, what is really wanted, needed and sensible, usually only comes out during the floor plan planning anyway.
