Plan the house first and only then buy the land?

You have to earn very well to reach 200,000 to 250,000 euros in such a short time if you only save. Maybe you should write a small book about it (self-marketing as an ebook) ... Then you really won't need a loan anymore.

Then take a look at real existing single-family homes. Yes, there are also large/great/luxurious ones, but the majority is *by far* more modest than your wish list suggests. You can also see this in the cost discussion in the other thread. Very few build at this scale.

And even more with 300 m²!

Apparently, generally bigger and bigger houses are being built. In my home-building magazine, the trends for 2018 are shown. Hardly any palace under 220m². There are really some nice ones in there. Just google Rensch-Haus and SanDiego. A great thing, I think. 326m² and you don’t get the feeling that it is too big. At least not on paper. But I wouldn’t want to have to clean it.

I just took a look [emoji2]
Some parts would be a bit too big for me: living room with 30 sqm would be too uncomfortable for me, office I find okay with 18.
The whole way from the entrance to the utility room I find very far.
Guest toilet also uncomfortable.
Upstairs, the children’s rooms are also oversized in my opinion. A bathroom also does not gain with the increased square meters.
However, I would also use more sqm for a gallery or opening, I gladly admit that
The shoe cabinet upstairs only makes sense to me if I compare such rooms with certain series and that it is supposed to appeal to a corresponding target group. Some women would probably do a lot of good for their husbands just to get this room or this house

If you tweeted something like that, a wave of outrage would probably break over you :P

Such magazines are IMHO not representative. People buy them to dream ... Most of the real-existing houses look different.

Yes. I also wanted to see our house in the house construction magazine. They didn’t want to, it wasn’t architecturally relevant enough and wouldn’t reflect today’s trends…. I really can’t understand what they want…. [emoji6]
