Plan for building a single-family house, sticking point living basement, dream or nightmare

10x12 was/is my current planning in Excel, light without walls. That is the space we need on the ground floor and in the basement. We are aware that the house will then be somewhat larger in external dimensions, depending on what walls you take. So we need about 120 sqm of living space on the ground floor in total.

We are basically looking for a house builder/provider who builds largely finished. Our previous talks (including 3 prefabricated house builders) were, as described, rather disappointing. The great advertising promises of building individually come to a halt at the latest with the garage and the basement. A switch would also be conceivable, the ground floor as said ready to move in and later see what you can possibly do yourself in the basement and attic within your circle of acquaintances, such as painting, wallpapering, etc. However, I suspect that this does not really save much and you can basically do it directly when the craftsmen are on site anyway.

But it is true, a living basement is an expensive matter, as you can see above. If the soil survey comes out unfavorably, costs in the five-figure range can be added.

All in all, your previous "experiences" with consultants do not read as particularly recommendable. My suggestion therefore: write it off as life experience and look for a reputable provider.

Do you even have a plot of land yet? Are you allowed to build that high?

120sqm living space on the ground floor (!!!) you have to imagine that - that will be a huge house - what kind of plot size do you even have (imagined)?

Then you end up back at the 600,000 euros, which seem realistic to me.

We are relaxed about the plot. There are, among others, home builders here with a plot service, but that only makes sense if the house package fits. So we ideally need a provider first who wants to and can build the house for us within approximately 500,000 euros. Then the corresponding building structure will be defined, or the requirements we need for the plot. Or they plausibly wake us up and reveal that it’s just not enough at all.

But we are also already looking ourselves for plots with at least 30 meters frontage and from 750 sqm.

Ground floor so large because we need our (my wife’s and my) living area here, barrier-free, sleeping, living, dining, and working area.

Well, I'm curious now – the approach is rather unusual, because you build a house to fit the plot, not the other way around. There are so many factors that can blow your budget... How many people are you or are planned?

Make sure to ask whether the initial consultation is free and from when exactly it will cost you money to use the architect's services. With an architect, no contract is needed; a simple "go ahead" already counts as an engagement.

However, I have to admit Sebastian is right on one point. It is not the right approach to first create a plan and then look for a suitable plot based on it. That often goes wrong and then trouble is guaranteed. Better to first look for a plot—without BU/GU/GÜ—so you remain in control of your decisions—and then see what kind of development is possible.

However, this does not really reduce the construction costs; assuming normal ground conditions. Exposed basement walls must be insulated and finished with an exterior plaster. Furthermore, if the basement is to be built up on a plinth, a staircase is needed as access to the house. Rhenish regards
