10 * 12 meter external dimension is not 120sqm of living space? You can safely deduct 20% (for exterior and interior walls).
A basement costs money, the living basement requires additional insulation, heating, possibly ventilation – a larger window, etc.
Still, the costs are rather high -> do you want to build by individual contracts or with a general contractor?
10x12 was/is my current planning in Excel, light without walls. That is the space we need on the ground floor and in the basement. We are aware that the house will then be somewhat larger in external dimensions, depending on what walls you take. So we need about 120 sqm of living space on the ground floor in total.
We are basically looking for a house builder/provider who builds largely finished. Our previous talks (including 3 prefabricated house builders) were, as described, rather disappointing. The great advertising promises of building individually come to a halt at the latest with the garage and the basement. A switch would also be conceivable, the ground floor as said ready to move in and later see what you can possibly do yourself in the basement and attic within your circle of acquaintances, such as painting, wallpapering, etc. However, I suspect that this does not really save much and you can basically do it directly when the craftsmen are on site anyway.

But it is true, a living basement is an expensive matter, as you can see above. If the soil survey comes out unfavorably, costs in the five-figure range can be added.
All in all, your previous "experiences" with consultants do not read as particularly recommendable. My suggestion therefore: write it off as life experience and look for a reputable provider.
