We have started with our plot planning and, thanks to a large building area (approx. 35x40m), currently do not have any problems. What is, however, occupying me a lot is balancing the following compromise:
1. as much distance as possible from the street to reduce noise and somewhat increase privacy
2. as little distance as possible from the street to avoid enlarging the rather unused front yard and losing space in the garden behind the house. The technical development becomes more expensive, the costs for paving longer access paths increase, etc.
I need about 6 meters between the property boundary and the garage in order to be able to park a car on the property's own grounds in front of the garage. If I move further away from the street, the garage shifts southward due to the diagonal northern boundary of the property, and with it the house and the terrace. The areas would shift from the more attractive south side to the less attractive north side.
What would be a sensible compromise here and do two or three meters more distance from the street actually make a difference? It is also worth mentioning that hardly any traffic is expected, as the property is located on a dead-end street.
In the first draft we have "painted" a 6x9m prefabricated garage, a 3.5x6m carport roof, a house measuring 12x11 meters. The green area on the far left is 3 meters of the property which we have to keep free as a right of way. The dark green hedges are initially assumed to have a depth of one meter.
Have I overlooked an important consideration in the planning? Many thanks for all tips!
