We have started with our plot planning and, thanks to a large building area (approx. 35x40m), currently do not have any problems. What is, however, occupying me a lot is balancing the following compromise:

1. as much distance as possible from the street to reduce noise and somewhat increase privacy
2. as little distance as possible from the street to avoid enlarging the rather unused front yard and losing space in the garden behind the house. The technical development becomes more expensive, the costs for paving longer access paths increase, etc.

I need about 6 meters between the property boundary and the garage in order to be able to park a car on the property's own grounds in front of the garage. If I move further away from the street, the garage shifts southward due to the diagonal northern boundary of the property, and with it the house and the terrace. The areas would shift from the more attractive south side to the less attractive north side.

What would be a sensible compromise here and do two or three meters more distance from the street actually make a difference? It is also worth mentioning that hardly any traffic is expected, as the property is located on a dead-end street.

In the first draft we have "painted" a 6x9m prefabricated garage, a 3.5x6m carport roof, a house measuring 12x11 meters. The green area on the far left is 3 meters of the property which we have to keep free as a right of way. The dark green hedges are initially assumed to have a depth of one meter.

Have I overlooked an important consideration in the planning? Many thanks for all tips!

Can you describe your colorful assortment? What is written in light gray can be read, everything else cannot. And where is north? And what is the scale? 1 square = ?

Maybe you should first figure out your floor plan to see what shape your house will ultimately have, possibly with different dimensions.
So far, I often read the word "garage".... I think there will be a place for it.

Unfortunately, this happens during the jpg creation. :( North is at the top.

- dark green all around: hedge, assumed depth 1 m
- vertical green stripe far left: right of way 3 m wide
- light green: garden/lawn not yet planned in detail
- light grey top right: driveway (57 m²)
- grey top center: garage 6x9 (52 m²)
- light grey below garage: carport roof (19 m²) and to the left of it a paved path to the garage, as well as to the right down to the front door and further to the other end of the terrace
- dark brown bottom right is the stable (30 m², see another thread on financing) with a paved path south and east of it
- brown left of that is a buffer (94 m²), intended to offer a free area to a potential horse owner, but this is not yet planned in detail and ultimately quite freely movable on the property - my current thought is more towards the northeast corner of the property and towards good planning for garage, carport, and house.

The floor plan for the house is becoming much clearer now, and the exterior dimensions will not change significantly.

Do you have to maintain a 3-meter distance limit from the street? I would probably put the garage by the street (so maintain the distance limit) with the driveway opening to the north. Then the house can be placed quite far to the north, the garage serves as a buffer to the street. I wouldn't worry about a few meters with 40 meters of length. And [Hofparzellen] can also be gravelled or planted.

Yes, we have to keep three meters distance. Rotating the garage by 90° is an interesting idea that I hadn’t thought of yet. The 6 m width would also be the length I would need to park the car on the property in front of the garage. I’ll have to draw that in the program. The 90° turn when driving in and out might be a disadvantage. May I ask what exactly is meant by "courtyard plots"?
