There wasn't enough money for separate wings in every cardinal direction. I also like the idea of selling the path, but that is a closed chapter. It seems to be a psychological problem for most sellers; they want to keep control over the path. Only if the right of way is not regulated in their favor does exactly the opposite happen. They end up bearing the costs and obligations, but have little control. There are exemplary calculations online showing how a right of way changes the market value of the dominant property and the servient property. Conclusion: The seller with the registered encumbrance (right of way) suffers a depreciation, while the buyer and user of the right of way gains an appreciation.
