When I turn on Slayer, you can't hear anything at all in the north wing. You're doing something wrong.

If you mean me, we don't have a north wing. We only have an east/south/west/north wing each on the ground floor and upper floor. There wasn't enough money for separate wings in every cardinal direction. To be honest, I would also find a house in the shape of a cross rather unattractive.

The notary has a duty of neutrality, meaning he is NOT the representative of one party's interests. Notaries are, according to the Notary Act, independent and impartial supervisors of the parties involved. And the maintenance and upkeep of the path is presumably also regulated in the notary contract, usually based on the proportional sizes of the properties unless the parties agree otherwise. Furthermore, the right of way can be divided into pedestrian, driving, and utility rights. Here, the driving right should have been regulated differently in the seller’s interest.

I also like the idea of selling the path; it’s a dead issue anyway. However, it seems to be a psychological problem for most sellers—they want to retain control over the path. But if the right of way is not regulated to their advantage, the exact opposite happens. They remain responsible for the costs and duties but have little control. There are also exemplary calculations available online showing how a right of way affects the market value of the servient and dominant properties. Conclusion: The seller burdened with the registered encumbrance (right of way) suffers a loss in value, while the buyer and user of the right of way gains an increase in value.
