Missing right of way after house purchase

Is the right of way registered for C? Is the purchase contract between B and the developer still available?

Why garden and building land? This is building land, only an entrance door would "have to" be built on the garden side. It will be difficult to quantify that in a value difference.

The problem is that the right of way is also listed in the seller's purchase contract. The entry in the land register is simply missing. Everyone believed that the right of way existed ...

The rights of way for C are registered in all land registers. This was checked after the problem became known to us.

Would an entrance door on the garden side be decisive? This is basically present with a sliding door that can be locked/opened from the outside.

Difference between garden land and building land? Oh ... as a layman, I am completely clueless right now :D

In the worst case, the registration will cost you 1.1% of the current land price. We're only talking about 180 m2, what does it currently cost according to the standard land value in your area?

Did you also check the right of way registration on this occasion - the connection for electricity, water, sewage, and telecom should come through the front property owner to you.

That would then be the best case, only about 50 euros base fee would be due upon registration.

It's already great that everyone knows what needs to be done. I hope it stays at just the 200 - 300 € that it costs now. If everything else goes smoothly, then that's already the jackpot!

I also see it positively and no problem: after all, it’s just an entry. If it’s only about the costs for you now... ... Yes, money is money when you have to pay it yourself. But if you HAVE or OWN something, then it can happen that you pay for something that wouldn’t have been necessary. A comparatively small amount should be bearable without getting gray hairs right away. The important thing is that everything can be settled!
