But then you should also add up what the average craftsman actually spends on labor for the services you want to take over. 500 hours is a lot. That corresponds to 1 craftsman = about 3 months of work time.

And, don't forget, the craftsmen are equipped with the appropriate tools, which you have to borrow or buy, but which are included in the craftsman's hourly rate.

Do they already know about their "luck" and if so, is it guaranteed that they can/want/will support your EL....?

So I find your approach strange; if not even wrong. You set an amount that you want to provide as personal contribution (PC) and then ask what you can apply for at the bank for it. From my point of view, you should rather ask (your architect, general contractor) what personal contribution you can do (both craft-wise and contractually). Then you can see what is financially worthwhile and filter out the things you can manage time-wise. You should also not be too generous with the time factor. Always remember, you still need the material and the machines even with personal contribution. Setting personal contributions with the bank to reduce the loan-to-value ratio I do not find sensible; you will still need the money.

The classic self-deception of the builder

We stated 25k and are reaching that (or slightly more), but the bank would not have accepted more with my profession anyway. In addition, they wanted a written list of who does which work and what professional training they have. This had to be signed by us.

In your posting, I would rather advise stating a maximum of 5k and otherwise continue saving or make the construction cheaper.

Hello Sebastian, what did you do as your own contribution to reach 25k?
