I have a question, as we will receive another offer in the next few days. It mentions a wooden beam ceiling above the upper floor to the roof. In another offer, a reinforced concrete ceiling is planned above the upper floor, analogous to the other floor ceilings, which will be insulated. My question is, which is the better option? And what insulation needs to be done on the roof for the respective variants? According to the developer, insulation is done at the wooden beam ceiling so that the attic becomes an unheated space. Would we need to insulate the roof accordingly in the case of the reinforced concrete ceiling?

Insulation means in this case that the insulation will be placed on the reinforced concrete ceiling. Besides, the connection of the concrete ceiling to the exterior walls is already a complex matter and must be carried out very carefully. In this respect, additional costs may arise in the offer.

No. But if there is already a reinforced concrete ceiling, I would also place the insulation in the roof slopes (I personally wouldn’t find insulation lying loosely on the ceiling very good, if only because of the limited use of storage space) and consider double casement windows or gable windows for ventilation.

That's true, that's very impractical, then you might have to start laying the floor with OSB boards to make the attic walkable and usable for storage. Since it is supposed to be a town villa, gable windows are omitted. But are double casement windows necessary if the attic remains an unheated space and the insulation is installed in the wooden beam ceiling?

Hello,

If at all possible, you should place the insulation on or in the intermediate ceiling and then make the floor above it walkable.

If you insulate the roof yourself, you must also regularly ventilate the cold space under the roof to prevent mold growth.

Another alternative would, of course, be to connect the attic to the controlled residential ventilation (if available).

Exciting pre-Christmas season. We are now slowly receiving the drawings from all the requested companies and gradually the corresponding offers. Unfortunately, the new drawings are subject to copyright and I am not allowed to upload them. But some floor plans have come out. All resemble the one already posted here. However, some are slightly larger, but always optimized again and again. You can tell that we have taken something from each conversation that flows into a new floor plan. On Friday we have another appointment with the builder of the floor plan posted here. On the one hand, it is about alternative heat pumps and on the other hand about optimizing the floor plan. We were told several times that the approximately 8 sqm kitchen from this floor plan is too small for a kitchen island, and that is, besides the dressing room in the master bedroom, the second big wish of my wife that she does not want to give up. So a little adjustment again. Maybe there is also the possibility to include a pantry, as others have done. But it is amazing what 10 sqm more living space entails for a higher price...
