Thank you very much for your quick "officialese // 11antish" translation - I take from this that I’d better postpone my earthworks by about two weeks and hopefully it will fit then :) Fortunately, the super great clerk at the building authority has recorded the receipt (and hopefully is also processing this case?) so I am hopeful. A few months ago, at the start of our project, I had a nearly one-hour phone call with this gentleman that was very sympathetic, constructive, and helpful, and he willingly promised me help and support in all matters (quote: "We are here to answer your questions and I am very happy to do that.")

Would you go along with KW36? Or from your experience, would you prefer even more buffer?

Nicely put, so you are now as wise as before (?) No, rather ask the likeable constructive gentleman who, in your case, would even be this opposing authorization behind the seven mountains with the seven dwarfs "they wrote to me so nicely, unfortunately I only understand Töröö, I might as well have asked 11ant *LOL* - so what does that practically mean as the length of my waiting loop?"

Let's put it this way: I think I have understood you correctly until you point out that I was wrong. Generally, this is because I have only recently been dealing with the topic of house construction, and you have been doing so for a very long time. In any case, 11antisch is definitely much better than officialese! Thanks for that.



Alright, then I'll call on Monday and kindly ask if he can possibly explain to me because of tööröö who can/may raise a veto, why, and whether potential problems could already be resolved unbureaucratically?

So this is not common but rather a sign of "needs to be checked more carefully, but no documents are missing?"

Now I'm a bit unsettled.

Yes, you have not left any documents outstanding. There is nothing left for the building authority to examine in your application (this apparently went through with a positive outcome), but there are still parties entitled to object. I have meanwhile read the relevant passages in the Bible: §15.1.2 is about the municipality being able to prevent, by means of a development freeze during the preparation of a development plan, that something is built during the pending preparation which contradicts the intended plan. §14 regulates this for building permit procedures. I understand the provision in §15 to mean that a comparable emergency brake is also to be implemented for simplified procedures / building notifications / exemptions. According to §30, the admissibility of the construction project also depends on infrastructure provision. Accordingly, I expect that the municipality will signal with no exhaustion of its deadline that it does not need to prevent the construction project pursuant to §15 and that the building authority will also quickly establish pursuant to §30 that (this is not a dead-end property, no right of way is necessary, direct access to the street is available) the infrastructure is ensured. They may perhaps call the sewage company briefly to check whether the sewer is already installed. So probably rather undramatic delays after all. I therefore think the worst case is that the inbox regarding vetoes is not quite empty, and your case will have to endure a little waiting nuisance.

Unfortunately, I haven't had time yet to call the gentleman from the building authority - apparently it's not necessary at all. Today in the mail including the construction sign with the letter date 27.07.

That we can start not after four weeks but already after exactly two - I didn't expect that.

thanks again for your detailed explanation on Saturday, that reassured me a bit.
