Thank you for your reply! I didn't know the provider yet, looks interesting, I will request an offer. The last offer price from our house builder as "2-storey, shed roof 7 degree pitch, 8m x 11m, with doors, windows and roof with complete installation" is 186,000 euros. The exterior walls as "blue" for the EH 40 standard (and thus also the KfW 40 subsidy).

You are also welcome to mention your provider by name. Unfortunately, the price sounds very much like a shell house excluding the base slab. Seven (!) degrees roof pitch is technically problematic, unless you are roofing with sandwich panels. The warranty limit for many roof tiles is around 21°.

:) The provider is Helios Blockhäuser from Hattstedt. It is a shell construction excluding the floor slab, at least according to my previous post with the mentioned amount, but that doesn't mean the house is finished :). Maybe I'll create a post to discuss the offer, I don't want to hijack Lotte's topic here :) We have a 7-degree roof pitch because the development plan for shed roofs allows a maximum height of 7m. Gable roofs may be up to 9.5m high. The roofing will also be trapezoidal sheet metal.

A log cabin with a shed roof covered in trapezoidal sheet metal, to be honest, that sounds very much like apricot dumplings with horseradish ;-)

What exactly is included with the roof? Only roof frame + insulation or also covering including materials? The 186k sounds insanely cheap for KfW40 including, all my alarm bells are ringing right now – especially since I have read some scope of work descriptions in the area of log walls... Are the windows also to that standard? The roof too? Achieving KfW40 with the foundation slab means having to insulate underneath... What are you calculating with there?

Did you get a construction description from them? Do you know how to read it? Like, what can be omitted without the average customer noticing?
