I consider that more than unrealistic; I have attached two pictures of a bungalow – 120 sqm pure living space on BP, handed over at the end of January in Kerpen; this costs in standard (gas condensing boiler and solar domestic hot water heating, underfloor heating, manual shutters and without painting and floor coverings) as a plastered building 185k€; without garage. For 130 sqm pure living space, we would be at 195k€ in the described standard.

That means for your "calculation"

House 195k€
Plot 75k€
Additional costs 35k€
------------------------
Total: 305k€ plus EL, plus outdoor facilities, plus reserve for additional foundation costs, plus contingency for extras ....


No, the opposite is true, and that is why I do not really consider your offer credible.

The 144,000€ were from a bungalow house that was already built in the new development area, from the house construction company that is connected with the real estate agent! So this seems realistic! I am aware that there is no upper limit! We will still get a few offers on Thursday...

If there is conclusive or also economic action recognizable, you should expand your additional costs by the position 5% on land and house!


That anyway - only, I gave you the quite "normal" price for a bungalow of this size; apart from the divided light windows, no frills. For the price that was named to you by the "real estate guy," you will realistically get max. 100 sqm/living space; if you can live with this size, absolutely okay - however, you have no space for a children's room in it.

You will hardly want to believe me - talk to your banker, better yet an independent financer about the pricing in the new build market and you will find that the price I named to you is more than realistic.

My original neighbor was also quoted such a price. Today she is no longer my neighbor because she went bankrupt and had to sell her house. Even if you don’t want to, just believe it, it doesn’t work! If at all, the price is for a [Bauexperte the word I know from you] refined shell and all materials are included for self-finish! Trust the [Bauexperte], she knows what she’s talking about!

So the "immobi-Fritze" (I don't remember exactly what he is...) but they have a "house brand" within their corporate group and manage everything in the new development area...

"The houses are really offered completely turnkey, i.e. all ancillary costs such as architectural services, drainage application, surveying, development, electricity, water, construction electricity, construction water, construction toilets and construction supervision by DEKRA (regulated by a service contract) are included in the sales prices. (that is these roughly €35,000)

The builders only have to carry out the painting work, the floor coverings (unless tiled) and the garden work. However, on request, further own contributions are of course possible against an appropriate credit.

For builders who order a district heating system, the district heating exchanger from E.ON Fernwärme GmbH is additionally required for €5,355; furthermore, it will be necessary to install 2 inspection shafts per house (1 x rainwater, 1 x wastewater) for about €3,000. I do believe you, I'm just wondering how that can be?
Does something like this also vary between regions???
