Thanks for the information!

The area is offered through a development company; they can allocate the costs differently. Meaning, they paid less to the city for the land than you now have to pay them; for you it is probably €150.00/sqm? The "house brand" is an in-house creation of the planning office involved, which provides the architecture and also selects the builder. Overall, a concept where the planners earn, the builder will probably get the "short end of the stick," but they have binding commitments to build "X" houses, which secures the salaries of their employees. I would be interested to see the bill of quantities; it will represent a basic standard.

We have a comparable developer project nearby; the provider is a Dutch company. Not long ago, I spoke with the city council about this new development area because it still hasn’t sold out/been fully built after years and was told that the city would not choose this provider again in a similar case. Low prices are not necessarily the ultimate wisdom :-)

what does BU mean???
we also don't yet know if we will do everything through him... That's why the appointment on Thursday.

But what do you think about the financial scope?? Would that work???

Sorry, I generally do not provide information on that; it can only go wrong, as construction financing is always tied to personal circumstances, and these are as individual as the sky (unfortunately only sometimes) is blue :D

Talk to an independent finance broker about it; they know the relevant programs like KfW, the banks' offers, and can provide financing tailored to your personal situation. My job is already extensive enough, and besides, I believe everyone involved in the housing business should *only* do what they do best; but as well as possible!

OK, so far I have only been reading along, but on this topic I now have something to contribute as well.
It is definitely about the project "Wohnen am Bachlauf", right?
We actually intended to build there too and had been dealing intensively with the project managers etc. since last November and had already reserved a plot...
In the end, we backed out again because the whole thing became too risky for us, as here and there a bit more money kept coming up.
At first, everything sounded great and we were just as "euphoric" as you surely are now, but when you look more closely, not all that glitters is gold...
At the latest when they already wanted to arrange the notarization appointment for the land purchase with us, although we did not even know how expensive the house would be, we declined...
We also had the contracts reviewed by our lawyer and especially the service contract hardly specifies anything exactly... everything was very vague and, as I said, too risky for us.
By the way, we are 31+36 years old and about our background: equity €55,000, my husband is a civil servant and earns €2,700 net monthly, no children (none planned either), no loans, car 2 years old, household including kitchen available, and what I earn we count only as a bonus...
The more we calculated, the more we realized that we would have had to finance more and more... At the first meeting it was said the purchase price (like for you) would be around €225,000 total (should have been a semi-detached house)... but if you really think it through and add garden, garage, and this and that, we ended up easily at €260,000 and more and that was a no-go for us, even though the banks would have played along...

As I said: At first everything sounded great, but as soon as you have the contracts reviewed, question them and don’t just accept everything, you should think twice at some point...
The contact with the project manager was always friendly etc., but when we had the contracts checked and first wanted to plan the house with the architect to get an approximate house cost, they wanted to "pressure" us into buying the land with the argument "there are other interested parties as well" (even though we had paid a reservation fee).

Now we are in the process of buying a 20-year-old semi-detached house, which has already been approved by an expert and for which we only need to borrow €165,000. For us, that is clearly the better choice, because you can already see the property, the paths and the garden are already finished, and you only have to renovate...

I wish you good luck!! When does the construction start? How much does the whole thing cost exactly now?? Which installment or repayment rate have you decided on?
