Hmm ... without a floor plan you can only emphasize again what climbee has already written. It is somewhat relativized because the children are practically already moving out.

However, I would divide the upper floor differently. One area for the homeowner couple with sleeping, dressing room, bathroom and one area for guests with 2x sleeping, somewhat smaller, and a small guest bathroom. There should still be enough space for the study. If the children come to visit with possibly family, there is enough space. As a result, there only needs to be a guest toilet on the ground floor.

In essence, I think the room concept still doesn’t fit ;)

I can only agree here.

I would also make changes upstairs.

Bedroom - dressing room - bathroom on one side and with passages, so that after getting up you go into the dressing room, from there into the bathroom, and then out into the corridor.

Interesting suggestion, I will definitely bring that up. It wouldn't be that difficult to implement. Thank you!

May I ask how old the residents of this future house are?

hm, in a parallel thread it is currently about parents of grown-up children being tired of caring for and maintaining their 200sqm, as once the children have left home, one becomes aware that there is more to life than house cleaning and lawn care. It may also be that I read this somewhere here yesterday. Basically doesn't matter – everyone should build their house their own way, but I see in your house plan more the classic young family who does not think about the fact that by age 50+ one gets tired of the stairs, the guest just the same, generosity is not necessarily measured by the square meters but rather by the comfort of the rooms in relation to each other. But even for the classic young family I see hardly any brainpower in this floor plan. Standard layout, big and a bit thoughtless: why the shower on the ground floor if there is no sleeping area there anyway? Why put a window above your head in the bedroom? Dressing room and then always through the bedroom wakes the deepest sleeper, and then almost deserted children's rooms. Well, you can make good use of the rooms, there would be the guest room (without WC) next to the office and possibly still a hobby room. And on the step counter you can then set a doubled goal ;) I can't really say whether you have thought this plan through (several weeks back and forth) or if you couldn't come up with anything better. While many take up the idea of doing laundry where the clothes pile up and switch guest room with the utility room, you don't even need a storage closet for the vacuum cleaner  You can think about it
