The developer estimates a fixed price of 302 thousand euros. In addition, there are the heating and the floors (except hallway and bathrooms). The heating installer (a good friend of mine) has already given me an offer (35 thousand euros). The floors will be done by myself.

Of course, the plot is not included yet. Also, the incidental construction costs are not. But I thought the price was about the pure production costs for the building.

Price... also seems to me... tight.

However, I wonder (once again) why all children's rooms are supposed to be in the south? Why does the sun always have to blast in and warm everything up? I don't want that in my bedroom either. Besides, I find the view much more important than the orientation - if something (exciting) is happening outside the window. And that is usually the street side, often north.
But just by the way - I'm amazed once again at what a slightly shifted staircase can make.

hm... I also like the rooms facing south and probably would have been a happier child if I hadn’t had such a dark East room (14! sqm window in the gable :p with loggia and trees in front :( ). But you don’t have to see every child the same way. There are also light-shy children. Or rather, child 2 would be optimal here in summer, while child 1 most likely lives with the shutters closed. The positive switches in winter then. I think a family can live with that! You don’t always have to go through your list ;)

Otherwise, I also find the same problem here, that the school children dirty the entire hallway on the way to the wardrobe, while the airlock is a true space waster.

For the size of the house, a few important spaces have been forgotten: storage space and utility room space. The utility room there of 8 sqm is smaller than ours (we are 2 people and do the laundry on the upper floor) and no one wants to see it today, how messy and untidy it currently is. You won’t be happy with this size.

Edit: and also here the guest room, which couldn’t accommodate a wall unit. Since the island already looks so bulky, I would slim it down, consequently shorten the bay window and thus get 60 cm more behind the office/guest door.

I can really notice the difference between the south/southwest children's room and the north bedroom during this transition period. In the children's room, reading is still possible without light, but not in the bedroom. 13,000 for floors and patterning might be tight. Take a close look at the [Bauleistungsbeschreibung] that underlies the price. I like Kaho's proposal and her comments on the floor plan as well.

Yep. But here the bathroom is in the north, child 2 in the southwest.

By contrast, our south-facing bedroom has already heated up so much today that the blinds have to be closed to do anything there.

302 including garage? +35 heating +10-20 floors and such +40-60 additional construction costs + ? garden + ? So I stick with the 4 at the front.
