By chance, I know the TS property and even drove past it again today. I am quite sure that the light in the children's room will also be sufficient with the now planned orientation, because the property is located so brilliantly that it is very bright from all sides.
I actually see more problems with the previously estimated costs. It is relatively flat, but it could still be that you have to remove a lot of soil from your plot and possibly add fill. With us (a few meters further "down") the topsoil layer is practically nonexistent. You have to expect to buy a considerable amount of soil later there as well. To the south, you may need to retain a bit.
Do you already have a soil report?
You need to calculate material for the soils. Are you buying the garage separately?
The house connections with gas are about 8000 euros, that could be about the same for you.
