Opinions on the hillside property

What do you find too complicated about it? I don’t quite understand...

Split-level was our choice to implement all our wishes and one of our requirements was that the slope would also be reflected inside the house, and this was best achieved that way. Our architect also made us a design at the same time, but our requirements could only be implemented inadequately with that. The floor plan considered the slope very well too, for example, level with the garden... But the other one was simply more us. That way, we had a choice between both variants.

We followed recommendations when searching for an architect and trusted our gut feeling. We also specifically asked for initial ideas for the project or had them show us slope houses. This quickly gives an impression of whether it fits.

But now I’m interested again, what problems did your acquaintances have?

@damien: The acquaintances have since sold the house again. It was also in the town where we wanted to buy the plot. Apparently, the structural integrity wasn't calculated quite accurately or the builders were trying to save money or something like that. In any case, cracks appeared prematurely somewhere in the house that didn’t belong there. Well, but I really don't know anything about that to explain it in more detail... :o

@us: I think we are more the classic types and will keep looking a bit longer. We don’t know enough about construction to properly judge afterward whether it is right or not. Especially my husband has even more concerns than I do. We're now listening around a bit for recommendations regarding architects and today I will receive the complete documents for the plot. It’s not completely off the table yet, because I still find it interesting. :)

Oh - almost a bit of old home; I lived in Detmold for many years.

Unfortunately, I don't personally know any creative architects there; but since split level is uninteresting for you, a "normal" architect should be able to present you with a feasible design. Maybe ask the Chamber of Architects for architects with experience with sloping sites ... if it is to be this plot after all.

Hello everyone,

I also bought a hillside property three years ago. It is 40 by 40 meters in size. The property slopes 6 meters over 40 meters on one side. The development plan did not state that embankments are prohibited. So I had an L-shaped retaining wall (reinforced wall panels) built along the 40 meters. One wall panel measured 2 by 2.50 meters. First, a reinforced foundation, then the wall panels wired with reinforcement. Then more concrete and done. I then sealed the joints with bitumen. Next, I compacted 2000 cubic meters of clay (free from excavation) and finally added another 1500 cubic meters of topsoil. All compacted. Now I'm starting to build. Today I submitted the building application for a single-family house with a granny flat and a double garage 6x6.50. When the house is standing, I will backfill at the front so that I can enter the house level from the street and also step from the granny flat onto the property. A wall is not that expensive. Everything, including earth compaction, cost me just under 8,000. A beautiful hillside property is simply a dream. From the lower garden, we can see up to 150 km in one direction. I would always buy a hillside property. You then sit up there like Graf Rotz on the mountain...
