Opinions on the floor plan of 195 sqm living space desired

I already knew that, just not the point of using only half of the space under the stairs as a storage room and bricking off a lost awkward corner of it. If there is supposed to be a secret safe there, I wouldn’t post it on the internet

There are people who don’t like hidden and hard-to-reach corners, so these are bricked off. Whether sensible or not – everyone (including architects) has their own signature and preferences.

I wonder how your architect planned the drainage of the children's bathroom?

I would never do without the children's bathroom, especially not with three kids! When our children were little, there were no problems with the bathroom at all, but that completely changed during their teenage years. That's why we are now especially looking forward to having our own bathroom.

Thank you already for your constructive feedback. I especially like Yvonne’s idea of having a second utility/laundry room upstairs, so we played around a bit with Paint (I know, very professional) and changed the floor plan upstairs. We will certainly discuss this again thoroughly with our architect at the next appointment, and for example, the bathroom furniture is still completely undetermined, and of course, I can hardly judge whether everything can be realized as is, but I’m happy to leave that to our architect, whom we trust very much.

Our walk-in closet is now a bit smaller, but it’s not supposed to hold everything anymore, since there is still more space in the utility room. The children’s bathroom has disappeared, and actually, I didn’t want one from the start anyway, since we have a shower bathroom downstairs, and I really don’t want to set up and clean three bathrooms. But I think that’s simply a matter of belief. I shared a bathroom with two sisters and our parents. It wasn’t perfect, but honestly, it rarely bothered me that much.
Furthermore, we swapped the sides. First, we now have the somewhat nicer view... and the children’s rooms have become bigger as a result.

I will get started downstairs again soon, moving the walls around a bit to see what works. The advantage now is, of course, that the utility room currently downstairs no longer needs a washing machine or dryer, so everything is free for more kitchen utensils and also a few shoes and jackets.

I’m curious what you think of it; I find it much tidier this way. Unfortunately, I didn’t manage to include a separate WC with a sink, which I also really liked the idea of. I will definitely bring that up with our architect again.

I thought that you would like the idea of the utility room and take it up. However, the change upstairs is not good: you are now missing valuable square meters that are currently unused in the hallway. I have the idea to convert the original plan at the bottom right (the part with the bathtub) into a utility room, put the separate toilet (downpipe) in front of it, and use the rest of the children's bathroom and the part in front of the stairs as a bathroom. But I have not yet gotten around to trying it out roughly (I like to do it with pencil and co), to see if it might be better differently. Best regards, Yvonne P.S.
