Opinions and tips for a 220 sqm single-family house desired

Hello dear house building enthusiasts,

We want to fulfill our dream of owning a home and have already been planning diligently. We have also secured a plot of land, so it can start soon.

Planned is a detached single-family house in timber frame construction (walls plastered), at least KFW70, without a basement.
The plot is slightly sloping (from east to west), according to the development plan, 2m may be excavated and 1.5m built up. There is a building boundary to the north (north edge of the house), I will get an exemption to exceed the building boundary for the garage. We have 2 children, and I work from home.

There shall be a brine heat pump and a central residential ventilation system (if the budget allows ;)).

On the west side, there shall be an extension (not insulated with the building), in which the sauna will be housed. The roof of the extension serves as a roof terrace.

Allowed knee wall height: 2.00m with a roof pitch of 25°.

Hmm, what else is important...??

Attached are pictures of the floor plan, 3D of the house, and the location of the house on the plot (with orientation).

Hello,

without dimensions, you can’t really be helped.

What does stand out, however, is a lot of wasted space (circulation areas, dining room) and extreme bottlenecks in other areas (sleeping, WC, pantry). For the money this building will cost, not successful!

You should go to a professional with your desired room program. They can create something much nicer for you!

By the way, you only decide on a heating system once you know the heating load of the building and which investments will ever pay off. ;)

One more thing about the space:

    [*]Entrance area: we want to keep it spacious so that we don’t stand on each other’s feet when coming home with 2 children
    [*]Dining area: there should still be space for the children to play
    [*]Bedroom: sufficient for us since we don’t spend much time there, and there is a walk-in closet
    [*]Bathroom: everything fits there, right, or is something missing?

Regarding the heating, you are probably right. There is no gas connection and we want to move away from fossil fuels; we don’t have storage space for pellets. So the options are quite limited. An air heat pump is certainly cheaper but the winters are cold here in Bavaria, and you probably have to do a lot of additional heating with electricity.

As a northern resident of this republic, I first ask myself: What is Speiß??? Another question: What is the purpose of this niche next to the entrance to the dining/living room? The proportions of the dining room - living room are indeed unusual. I would put the Speiß??!! somewhere else and design the entire entrance area, living and dining room, kitchen, and hallway open and cool. Especially with timber frame construction, it looks really stylish that way. The wardrobe should actually be accessible from the bathroom. Ideally through the wardrobe into the bathroom. Did an architect plan the house, or is it all "home production"?

"Speiß" is the pantry (for storing food and bulky kitchen utensils) ;), therefore best positioned next to the kitchen.

I don't see it as a separate living/dining room. The sofa area should be more of an entertainment corner.

A built-in cupboard (for dishes) is to be installed in the niche.

I've also considered designing the wardrobe as a passage, but so much storage space (due to the door) would be lost.

The house is entirely self-designed :confused:
