But it’s not a bargain.
There are experts who will tear this construction specification apart for you.
What strikes me and where I suspect extra charges or where I see through our construction time what some house builders save on:
- Construction timber for the roof will be quite thin in this case (price)
- KS low and hardly usable
- Upper floor not solid
- What kind of exterior plaster?
- Cornice boxes not fully painted
- No window at the house entrance
- Windows WK 1
- Double-wing wooden windows
- How many sockets???
- No shower in the bathroom, it's only in the guest WC
- ... Keramag or equivalent ...
- 150L hot water storage tank (or 171L)... a few years ago the standard was still 300L...
- No more tiles in the utility room either...
- The tile size specification is missing, among other things
If you don’t expect a walk-in shower or thermostat, if 30x30 tiles with plastic corners are enough for you, if one lamp is enough as outdoor lighting and so on, then you might get by with maybe 10,000 extra for unnecessary upgrades.
But for things like water storage, at least mineral plaster, controlled residential ventilation, double-wing plastic windows, base cladding, etc., I think you should consider a better category, and then you will be much higher overall.
If it says “French window grille,” then those can be the ugliest things. Models with hefty extra charges. In this construction specification, hardly any quality is mentioned anywhere, so when looking more closely, you either screen it out (or leave it).
The construction specification is substantially deficient.
No door handles are mentioned, nor the material of the exterior door. Are the exterior window sills bare? Or painted after all?
Do you have fittings in the bathrooms at all?
According to which standard is the electrical installation carried out? Probably as always: no LAN, one telephone socket in the hallway, one doorbell, one two-way switch for the stairway, and two sockets per bedroom. That’s 1970s standard, so watch out what else can come. Ask for prices!
All in all, you will then be somewhere in the affordable segment, it’s just not the best installed material... better than a rental apartment in any case.
