All good ;-) I meant rather the possibility to even afford a 1.2 million property. My parents already have a meltdown at 500,000€ and want to talk us out of the dream of owning our own home (we are both almost 30). But they grew up differently in the GDR and now get palpitations at those (now normal) sums and think you’re indebting yourself for better or worse.

“Wanted to offer our children bigger rooms” doesn’t sound to me like “We couldn’t build smaller because it wasn’t possible”

But you’re right, speaking of luxury with this amount in the Stuttgart area. That starts the fun in a completely different place.

White Gira control elements? Plastic windows? What do you mean by "used, lived-in"? Was there not enough gloss installed?

I find the class distribution somewhat peculiar. I am surprised by your choice of prefab house manufacturers. They are not even the upscale (luxury) class?! There are completely different ones.

I find 240 somewhat above average but not exorbitant. Others would not have enlarged the all-purpose rooms on the ground floor, but rather moved the office or parents downstairs, so there is more space upstairs for the children. If I gave each of our rooms disproportionately 5-10 sqm more, simply for comfort (not for luxury), I’m already at 200 sqm for 2 people. Haven’t you ever looked at the truly upscale home builders? An architect’s house would be the first that comes to my mind, an architect who builds A-E classes ;)
