Opinion on various prefabricated house providers desired

I come from a very poor large family that fled from Poland (Upper Silesia, which belonged to Germany at the time) to Germany during the world war. So for me personally, that is of course also luxury. But if you objectively compare it with Mercedes models, then it is simply not an S-Class. S-Class is luxury for them, E-Class is upper class, C-Class is middle class, and A-Class is compact class. The land prices and house prices in the Stuttgart metropolitan area are exaggerated, no longer normal. You don’t get a luxury house here for 1 million. That’s just how it is now. But I also know that elsewhere you can buy more luxurious properties for that. From that perspective, I would see the house as a well-equipped C-Class or an E-Class in basic equipment. And honestly, I would have preferred to build a smaller house, but unfortunately that was not possible in that building area.

So most prefabricated houses nowadays have a knee wall, where you can usually walk upright in the rooms on the upper floor. So 1.40 m to 1.80 m. In our building area, a knee wall was limited to a maximum of 35 cm due to the building regulations in the development plan (this was planned like that about 20 years ago). Because of this, you have to plan the rooms on the upper floor (in our case the bedroom and the 3 children's rooms) accordingly larger so that they can be used well. Otherwise, half of the room consists of a sloping ceiling where you cannot walk upright. Since we wanted to offer our children and ourselves nice rooms, we had to build the upper floor correspondingly larger. This then naturally also made the common rooms on the ground floor larger, which actually would not have been necessary.

If the building regulations there allowed single-family houses with higher knee walls or/and a steep roof pitch, then we could have built the house smaller without losing living space quality. For dining room, living room, kitchen it would have been okay for me to build smaller as well. But upstairs you couldn’t build smaller because of the knee wall, if you know what I mean. Otherwise the children would have had rooms with sloping ceilings everywhere.

The first one was cheap.

Doubts only came over me when I looked at the show houses in Hirschberg. Somehow they looked really shabby. Also, the presented building materials for the interior finishing somehow looked cheap. Considering these were show houses for customers, I really would have expected better quality. Everything looked so used, lived-in.

Because we already have a somewhat higher taste.

But the house was not a top class. On the one hand because of the size (240 sqm), and on the other hand because of the equipment, KfW40 walls, HomeControl, solar, many large windows, and much more. Price 770,000 EUR. I think that in terms of price and equipment it is rather mid-class.

But if you objectively compare it with Mercedes models, then it simply is not an S-Class. S-Class for them is luxury, E-Class is upper class, C-Class is mid class and A-Class is compact class.

For 1 million you don’t get a luxury house here.
