Wow, calling 1.2 million not luxury is quite bold o_O just the size of 240 sqm is luxury.
So please don’t get me wrong, luxury is not derogatory to me. If you can afford it (you seem to be older anyway, since it’s your second house) that’s great. But by my definition that is pure luxury;)

I come from a very poor large family that fled from Poland (Upper Silesia, which belonged to Germany at the time) to Germany during the world war. So for me personally, it is of course also luxury. But if you objectively compare it to Mercedes models, it simply isn’t an S-Class. S-Class is luxury for them, E-Class is upper class, C-Class is mid-range, and A-Class is compact class.
The land and house prices in the Stuttgart commuter belt are exaggerated, no longer normal. You can’t get a luxury house here for 1 million anymore. That’s just how it is now. But I do know that you can buy more luxurious properties elsewhere for that.

Seen that way, I would consider the house a well-equipped C-Class or an E-Class in base trim. And to be honest, I would have rather built a smaller house, but unfortunately that was not possible in that development area.

Most prefabricated houses nowadays have a knee wall that allows you to stand upright in the rooms on the upper floor. So between 1.40 m and 1.80 m. In our development area, the knee wall was limited to a maximum of 35 cm due to the building regulations in the development plan (which was planned like that about 20 years ago). Because of that, you have to plan the rooms on the upper floor (in our case the bedroom and the three children's rooms) larger so that they can be used properly. Otherwise, half of the space consists of a sloping ceiling where you cannot stand upright. Since we wanted to offer our children and ourselves nice rooms, we had to build the upper floor accordingly larger. Of course, this also made the common areas on the ground floor correspondingly larger, which actually wouldn't have been necessary.

If the building regulations there had allowed single-family houses with higher knee walls and/or a steep roof pitch, we could have built the house smaller without losing residential quality. For the dining room, living room, and kitchen, smaller would have been okay for me. But upstairs, you couldn’t build smaller because of the knee wall, if you know what I mean. Otherwise, the children would have ended up with rooms with sloping ceilings everywhere.

And what did you build now: 35 cm knee wall with low room height at the edge, or did you combine the small knee wall with a dwarf wall?
