Nobody will care about that in 30 years... especially since it simply says nothing. KfW or the Energy Saving Ordinance is also a lot of creative accounting...

Matter of opinion. The current standpoint is very important to me when buying, such as how many additional costs I will face. Since there were no used 40s available, we are now having one built.

No, there is no two opinions about that; humans are creatures of habit!

You yourself write that the additional costs interest you; much more - of course, apart from the condition of the property, potential buyers in the future will not care.

I am also sure - I assume that you maintain and keep your property in good condition - that you will not even remotely recoup your investment through a sale of the property after "x" years. If the property is held over time, of course, the world looks different.

Of course, it's a matter of opinion (regarding the sales bonus, not the meaningfulness of the "award") – but seriously think about it: In 30 (!!!) years, you proudly write "KFW40" in your house advertisement – and do you really think anyone will then check what that was all about 30 years ago? The zero-energy standard has been around for 20 years by then...

No, that won't bring you any advantages when selling... especially since the house will have lost a considerable amount of value by then (the house, not the land – possibly).

Why does everyone here want to sell a house for a profit? In 30 years I will sell my house because my wife and I have grown old. Can’t or don’t want to climb stairs anymore and therefore decide on other alternatives. Condominium, bungalow, who knows...

And Kfw 40 is best achieved with a prefabricated house provider who specializes in and is familiar with it. For them, it’s a home game and they set a different price than an individual planner building brick by brick. Also, the wall is almost half a meter thick and other things are simply better solved with timber construction. Some of the building materials are used that were developed together with the big manufacturers like Knauf, for example.

Don’t just claim and theoretically make any calculations. Just go out of interest to a prefabricated house provider and have them calculate it for you, then compare your ancillary costs and especially the constantly rising electricity costs. And then say again that it wouldn’t be worth it... Even just the eliminated construction stress is an enormous added value.

And your great additional costs: What do you save compared to the effort? 5 euros a month? 10 euros? When do the costs and effort balance out?

And of course they set a different price - but do you really think it's better? Completely fell for that...

By the way, I prefer stress over living in a timber frame construction - but that's my own personal opinion. That also eliminates the supposed advantage regarding resale later...
