Hello everyone,

I have been dealing with buying a house (maximum 10 years old) or building a house in and around Hamburg for some time. Tendency towards Schleswig-Holstein. (Pinneberg, etc.)
To calculate the financing for myself, I have of course also estimated running costs. I understand that it can only be a rough orientation. But maybe I have some very rough mistakes or there are still hints.

Optimal: detached house with 160m2 without a cellar. (New build) Semi-detached house also conceivable.

Thanks in advance!

So a household insurance for 15€ per year is set too low. I would estimate 100€ per year. I consider the building insurance to be too high. You have planned 360€ per year for it. Here I would calculate with 100-150€ per year. I can only take my value for my 100sqm. I would be at about 100€. Property tax depends on the city / municipality. As an example, it is 135€/ year for me, so something around 33€ per quarter. Neighbor has more sqm and built with a basement and is at something around 220€ per year.

Thank you for your feedback.

The numbers all refer to the month. The rhythm is just for me, how payment is currently made. :-)

You yourself have extreme influence on the consumption-dependent costs. Many other costs are set by the supplier and the municipality.
Electricity would be too high for me. Chimney sweep as well. Property tax is extremely high - for my two-family house it is 350€.
Household contents and especially building insurance are far too low (with good coverage).

One tip: put the money for the insurances into a separate account. Then pay annually. That way you can save well. Otherwise, comparison portals are good for estimating such costs.
