No, you go to three car dealers and have no idea which brand you will end up being delivered. That's how the process works. Maybe a BMW is your goal, but the dealer with the Dacia doesn't say which brand he is selling you. And the price is simply too tempting. Maybe you realize it while the car is being produced because the dealer asks if a navigation system should be included. And what size the display should be. The radio works, but only shortwave, although you actually thought of DAB+ and Apple Carplay. And then come the options that make the Dacia surprisingly as expensive as the BMW.
It's the same with construction. Very simplified. You only get what you explicitly have in the construction specification description. No matter what you think: things that are not mentioned come on top of you.
And no, such a list does not exist. Our shell construction 2014/15 had 35 pages for the tender (excluding roof and windows).
For example, the roof frame was tendered like this (this is only an excerpt) – qualities and quantities or work. For such tenders, you have to do a training or even a degree.
Just as an example. Could you tell something about 01.008? If you do not demand these things, in the end, you get standard rafter ends and have to paint them yourself. General contractor 1 includes these things (maybe without saying anything about it), general contractor 2 does not. But general contractor 2 also has a cheaper offer. Can you compare that?
