Yes exactly, then BMW tells me to take the xyz for €75,000
Then I go to Ford who says take abc for €45,000
and Dacia shows me its car zxa for €20,000

Then with each car I have exactly what I need and I can decide which one I take in the end!

So there is no list here that one could work through independently to create something like this for one's house?

No, you go to three car dealers and have no idea which brand you will ultimately receive. That’s how the process fits. Maybe a BMW is your goal, but the dealer with the Dacia doesn't say which brand he is selling you. And the price is simply too tempting. Maybe you notice it while the car is being produced, because the dealer asks whether you also want a navigation system. And what size the display should be. The radio works, but only shortwave, although you originally thought of DAB+ and Apple Carplay. And then come the wishes that surprisingly make the Dacia as expensive as the BMW.

It’s the same with construction. Very simplified. You only get what you explicitly have in the performance description. No matter what you think: things not mentioned will come on top of you.


And no, such a list does not exist. Our shell construction 2014/15 had 35 pages for the tender (without roof and windows).
The roof truss was, for example, tendered like this (just an excerpt) – qualities and quantities or works. For such tenders, one undergoes training or even studies.
Just as an example. Would you know anything about 01.008? If you don’t demand these things, you end up with average rafters and have to paint them yourself. General contractor 1 includes these things (maybe without saying anything), general contractor 2 does not. But general contractor 2 also has a cheaper offer. Can you compare that?

No, that doesn’t work because every general contractor/subcontractor has its own scope of services description with different specifications. Many things are the same, e.g. the 30 cm earthworks for the foundation slab, but with individual features like electrical installations, front door type, tiles, or sanitary fittings many offers differ.
For example, none has your desired staircase in the scope of services description; that would be a special item... whether you already get this service included in the offer is questionable.
Some build from the start with mineral plaster, the next with silicone resin plaster... as a layperson, it is hardly possible to compare and judge by price.
Just the basement alone, which some offer unfinished, another finished, the next with smaller basement windows, the one after that without plaster, etc., carries the risk that you can no longer compare at all. Wasn't there just a thread here where the difference between basements was €60,000?!

There was/is a user here who created a table for the common items of the scope of services description, but I no longer know who that was.

So, for example, I went with architectural plans and static calculations to two carpentry companies I know well in the region and had offers made after personal discussions.
Same goes for windows. You can overdo it, too.
But comparing general contractor complete offers is, for example, almost impossible.

That is exactly what I am getting at. Discussing each trade individually with one company is very close to a tender - but it is really a lot of effort.

But he doesn’t have to do that at all, does he? He has a finished floor plan and is now obtaining offers from different general contractors. These offers then include the description of construction services, so it can be worked out what is missing and what is still desired. Then a comparison is made and ideally (if there is a tendency) samples are chosen or services in the description of construction services are supplemented. After that, there is a new offer that fits. That can then be signed. This also shows what the initial offer price is really worth.
