Offer phase at different companies

Hello everyone,

we have now had our floor plan designed by an architect. Now we are approaching different companies to get quotes.

What is important so that the offers we receive are as comparable as possible? We have already written a list with points such as
Kfw 40+
Roof insulation
Oak staircase design
Wood-aluminum windows
Living-dining area with external venetian blinds (rest electric shutters)
Air-water heat pump

Is there perhaps a kind of template for this?

I do hope that you also have a tender from the architect. With quantities and qualities. Otherwise, you will not receive a reasonably comparable offer.

Sounds more like the OP only has a floor plan so far and is now looking for a general contractor. No separate awarding of already fully planned trades, right? Then objective comparability is very difficult anyway...

I fear the same. Nevertheless, a tender (whether by the architect or someone else) is well-spent money. Otherwise, in the end, the seemingly cheapest general contractor will turn out to be much more expensive than planned.

Is the floor plan actually finished, or optimized/final? The topic was abruptly ended 3 weeks ago. :rolleyes:

Thank you very much in advance for the answers.

Our first floor plan was changed a little, but it is now final (we have two versions, one with a basement and one without). The architect works a lot with a company, from which she is obtaining an offer for us. We discussed this during the plan submission and she filled out a PDF created by the company. However, she is not allowed to give this out.

The contract we signed only covers the design and approval planning. Then I would still have to ask the architect if she can prepare this tender for us.
