No, that is not my estimate. That is my specification just to get even somewhat in the planned direction.
If I had to estimate (which I did earlier somewhere in the thread), I would guess, based on the architecture and your special requests, that it will continue like this for the trades. Anyone building with a nice bay window, straight concrete staircase, extreme ceiling height will also gladly install nice bathrooms or great parquet / large-format tiles. For example, if you choose parquet/tiles for €80-100, your flooring budget explodes.
If you are not satisfied with an air-water heat pump and want a brine-water heat pump, then there will immediately be an additional cost of €10-15k for the drilling. If there are many and large window fronts in RC2 and blinds, and if the front door is to be equipped with a fingerprint or something similar, your window budget will not be enough either.
I would never build today without controlled residential ventilation – if you lack the money for a central system, then at least a decentralized one. Does the shell builder already know about your considerations? He also has to prepare for that.
So I estimate for you around €600k including incidental construction costs, excluding exterior work. For an exact assessment, a clear question is needed. A 170 sqm house can cost €350k or €2.2 million – it all depends on your wishes and/or your own contributions. We don’t know more about the house than its size in this thread.
