- have many special requests that make the house expensive (I see a clear room height of 280cm, for example, as already very unusual in your house. In addition, the bay window and expensive clinker - who knows what other special features the static calculations require due to your requests).
- are building in times of still high prices

By the way. What is your budget for the entire house? If the wishes are already set so high in the architecture and shell construction, I would estimate not less than T€ 600 all in. Are you aware of that?

What would your estimate be here if we assume the 220k for the shell construction? So far, we have always assumed 420k. How high would you see the difference here?

With 420k you should consider downsizing. It starts with a staircase of 16 steps * 18.5 cm then you have a floor height of 2.96 m.
170 m2 * 3k = 510k
Ends at 140 m2 living space.

Do you already have further offers? What are your wishes regarding electricity, heating, floor coverings, etc. If the wishes are similarly expensive as the shell construction...

Your trades should look roughly like this for it to somewhat fit. Then, with a normal standard, you are already clearly above your goal. If it’s geothermal heat, KNX or more extensive electrical installation, high-quality and room-height adjusted doors, blinds, maybe even two proper bathrooms, etc., it will become significantly more expensive. Of course, there are also smaller items not mentioned above.
