Offer for shell construction of a single-family house 170 sqm - Is the price market-appropriate?

According to drawing 17 risers 18.88/27 (i.e. 321 cm floor height) - the floor height already conflicts with the buzzword "market-appropriate".

What exactly is meant by that? Increased ceiling heights are not unusual.

2.80 LRH is rather the upper end of the market. So be happy. I have 2.62 and that is already increased as well.

What is meant is the clear room height, but I made a typo here. Planning is based on a clear room height of 2.80m.

We are surprised that the price is perceived as cheap; we had rather expected a maximum of 200k.

Please think again that you

- already have the trades for the roof structure and roof covering as well as insulation/cladding included in the shell construction
- also have the foundation/earthworks included
- are building a nicely large house
- have many special requests that make the house expensive (I consider a clear room height of 280cm, for example, already very unusual for your house. In addition, the bay window and expensive clinker brick – who knows what other structural peculiarities your wishes might cause)
- are building in times of still high prices

By the way, what budget do you have for the entire house? If the wishes are already set so high in the architecture and shell construction, I would estimate not less than € 600k all in. Are you aware of that?

17*18.88 = 3.21m - 2.8 m = ceiling with floor then has 41 cm. That is a lot.
