Offer for heating / sanitary / ventilation - is it realistic?

Hello everyone,

In the meantime, I have received the first offer for heating / sanitary / ventilation system. Further offers are in progress but unfortunately still take a little while.

Brief framework data:
- Construction site: Bavaria
- Single-family house 160 sqm living space (ground floor, upper floor) + basement (approx. 55 sqm heated)
- LWWP
- central ventilation system
- 3 bathrooms (guest WC, children's bathroom, master bathroom)

I have received the following offer:
- Heating, underfloor heating, piping, thermal insulation: €34,200
- Sanitary rough installation: €12,800
- Ventilation €16,500

In total, this trade would amount to approx. €63,500.

As mentioned at the beginning, this is my first offer and I would like to tap into your experience to be able to estimate the price a bit.

Without further details, that will probably be difficult to answer.

We come to a total of 51k for all of that, also in Bavaria. Also main bathroom, children's bathroom and guest WC. Plus 3 garden water connections, utility sink + washing machine connection in the basement as well as kitchen preparation. Instead of an air-to-water heat pump with gas boiler without solar, including insulation work for the underfloor heating (180m²).

Which ventilation unit is included? With humidity recovery?
Are the sanitary fixtures already included? I bought those myself (included in the above price) and installed them.

It is expensive without question, but I don’t find it completely out of the blue. If I hadn’t done the sanitary fixtures myself, I would probably have come to a similar amount...

No one can tell you, as no one knows your equipment. What I can tell you is that €60k is not uncommon for the technology and good sanitary equipment.

Hi matte,

Ventilation unit without humidity recovery.

The problem with the price is (this is now my layman's assessment) that the offer does not yet include any sanitary fixtures. If I then add those on top, heating etc. will cost me almost as much as my shell construction.

Are the sanitary fixtures included? If yes, it would be comparable to our offers: approx. 178 sqm heated area, bathroom, WC/shower, sanitary fixtures Villeroy & Boch Cult, ceramics Laufen/Duravit, controlled residential ventilation Zehnder, air-water heat pump/heating AIT, incl. underfloor heating.
