No, repayment only 1% so far, since the interest rate including the forward premium was around 5%... That should change significantly soon

Yes, total rip-off.
You are allowed to terminate a two-page contract just like that and your contractual partner is not. I find that totally unfair to the banks and therefore it is a rip-off.

The interest rate at that time was certainly market-appropriate. It was only in recent years that it dropped significantly. Be happy. Your repayment will rise to over 5%.
