I wouldn't wait. Lowest interest rates & 12 months no forward premiums

How high is the remaining debt and how high is the value?

Tell that to the Danes. There, negative interest rates are already being passed on. And when I look at the potential interest rate development in the market and the widely expected key interest rate cut...
Mathematically, as a bank, I could already offer you a negative interest rate for a 10-year loan today and actually make good money with it. Why shouldn’t that become reality if the market as a whole goes significantly lower again?

So the remaining debt at the end of the regular term is about 101,000€... Value ~320,000€, although that seems somewhat underestimated to me...

Best lending. Which installment are you currently paying? Normally, you would be done in 5 years if you keep the installment the same.

No, unfortunately we are not done yet.. our rate is now at ~€730/month at 1% repayment...

You haven’t paid off much yet during this time, with a value of 300 and still 100 in debt. But if you get a better interest rate now, it should be doable in a few years.
