A geologist conducts such a survey. You should actually have it, the report of the entire new development area. It's not fundamentally important for you, but it's a reference point. You can also commission freelance geologists. The report is usually attached to the development plan if the new development area actually had to be newly developed and serviced. Noooo... the notary of the builder is the choice, so it is the notary's standard. So there may also be room for negotiation, but in what respect should there be room? Important are the framework conditions, and you can check those too: development plan, payment, building conditions, communal areas, construction road, finished road, height points, sewage, etc.

If you need security, have it checked. Otherwise, you can ask the notary about any passage until you understand it. It's part of their job. A real estate purchase agreement is really not rocket science. Some just get nervous because of the purchase price.

So rather the municipality’s standard with its own notary. I don’t know it any other way either – a municipality usually doesn’t put itself through the hassle with every single notary for a new development area.

I personally think that is the fairest solution ... first come, first served .... but is that allowed under the stupid EU law?
