Notary contract land inspection: should it be done or not?

Without you having to be lucky in a draw to be allowed to buy it or having to throw in local resident points, so really on the open market?
What was the area before (field, commercial wasteland, ...)?

It was a field before, but a first part of the development area next to it was already created 5 years ago.

Normal procedure, called the municipality and then got on a list of interested parties and then, when the plots were officially released, I was probably one of the fastest to respond to the email. (It said in there, replies are handled in order – sounded weird but it worked :) I transferred the reservation fee a month ago and signed the reservation contract)

I had it checked by a lawyer. It cost me a few euros and I got 2 helpful tips on what should still be included. I was able to sleep well again afterwards.

Getting it checked is okay. BUT: Genuine change requests that go beyond minor details, you may raise, but you will not be able to implement. These are standard contracts that apply to the entire construction area.

Honestly? Forget the review and sign, or someone else will do it.

Everything is already developed, so I think I won’t have anything checked.

What the "average Joe" considers to be developed does not necessarily have to be legally developed. Furthermore, in contribution law, there is a distinction between the objective contribution obligation and the personal one. In between, one to four years can sometimes be spent waiting at an authority. Therefore, the question is: Is there a settlement agreement regarding the development costs? Or will the surprise bill for contributions according to §§127 ff Baugesetzbuch arrive in a few years?
