North terrace and kitchen in the south? Feedback wanted

Oops.
I had thought that 17m width would remain after the path was deducted. If now another 3m (or even 3.50m) is taken off, the situation obviously becomes really tight.

The question is whether you actually build directly next to the (south) path then. Having 2.50m (or so) on each side of the house might be less useful than having 5m entirely on one side – even if it is the north side?

He only has to maintain the 2.5m boundary distance to the north. On the south side, he can build on the boundary. The necessary building encumbrance will hopefully already be taken into account when purchasing. The house can therefore extend 11m in the north-south direction, or perhaps 11.5m if it is only about a fire department access route. In my opinion, this should be clarified before discussing floor-to-ceiling windows and privacy measures.

That was already clear. The question is, what is better?: a narrow strip on each side or nothing on one side, but a somewhat wider area opposite?

What do you mean by that? I can't build on the boundary on the south side...?!

Which building encumbrance would enable that?

Yes, currently I am again strongly thinking about a longitudinal orientation of the house. The south would then be more or less directly on the access path, while there would be about 4 meters of space on the north side. The west terrace + garden is still available anyway.

Current plot: 17m wide Future plot 13.5m wide (possibly 14m), 750m² large planned house 9.60m * 11.55m If the path is to be parceled out, i.e. become its own parcel, then your setback area lies on it and must be secured by a building easement. But pictures say more than 1000 words:
