If it is still to be sold, you can buy it. Whether you then take only the front, only the back, or both plots is then the decision. At the back, there is no access through the garden anymore. If it has already been sold to another builder who wants to build there, it is more difficult.

I will sort that out in the 1st post later. Purchasing at the back is not an option, that is 3x 1000sqm. My stated 750 - 800 are calculated from 1000 - access road.

Just a really silly question: Is the Wwg on your property or is it measured out? Who owns the path in the end / how is it dedicated?

It will be measured out, see post 20
It becomes its own parcel of land, which will belong to the rear properties.
I don't want to have anything to do with it and certainly don't want to pay anything.

And that is exactly why I am asking whether it has been clarified with the building authority that then no 3 m distance must be maintained from your property to this new property for the house.

So, from the 17 m wide property it becomes a 13.5 m wide property, to the north it should keep a 2.5 m distance, leaving 11 m. And, to the south to the new corridor property "Zubringerweg" maybe also 2.5 or 3 m distance ... as house 8 to 8.5 m maximum.
