North terrace and kitchen in the south? Feedback wanted

Hello everyone,

A plot of land (see above) is within reach, and I have been dealing with the house for a while now.
Now I am unsure about a few points and hope for your opinions.

It concerns the marked plot of land.

Problem: The plot is only 17m wide AND on the south side of the plot a 3.5m access road will be built for the rear plots.
As a result, any southern use of the property is excluded.
On the right (north) a distance of 2.50m to the property boundary must be maintained.
So the building window is only 11 m wide.

My idea now is to place the kitchen in the southwest in order to have a window on the one hand, and on the other hand, to avoid a direct view from the access road into the living room.

For this, the house would have to be built perpendicular to the street.
Advantage: wide west facade, kitchen with window facing south.
Disadvantage: view from the windows on the 1st floor is heavily restricted due to neighboring buildings. It could feel very cramped...? The view to the east and west would be significantly more spacious.

The idea now is to choose a hipped roof to also have windows facing east and west and not only towards the neighboring houses to the north and south.
According to the developer's letter of confirmation, it could still be kept single-story (development plan) if the hipped roof starts at 1.90m.

Does that mean the house should and can start directly next to the access road?

Are you fixed on the shown floor plan? What are the external dimensions of the house? For useful tips, always include the upper floor plan as well.

Is it possible that an access road for the rear area might also be required on the north side of the plot?

Why isn’t the access road placed on the north side? Possibly shared with the northern neighboring plot.

The plan oriented to the north again and the property oriented to the north would be helpful. Your post is slightly unclear.

Yes, pretty much directly (max. 1 m distance). But it can also be directly adjacent.
In the transverse variant, there is no distance at all.

Are you fixed on the shown floor plan? What are the external dimensions of the house? For sensible tips please also include the upper floor plan.

The dimensions are flexible. In this case 9.60 x 11.55.

Could it happen that an access path might become necessary in the north part of the property for the rear area?

No, the north is then safe.
All rear properties are served by the access path.

Why isn’t the access path placed in the north? Possibly shared with the northern neighboring property.

Because the northern neighbor is the seller of the property and makes that a condition.

You are of course right! The plot is already oriented to the north.

I wouldn't reflect it though. What is the HTR supposed to do in the south? Possibly only the stairs to the north, cooking in the south, and living in the NW
