No drawings before contract signature

Hello, Hello!

I’m not exactly sure if this fits here. It’s about the experience mentioned in the title.

Actually, I wanted to sign with a developer, but until then there wasn’t even a draft of the planned house.

In the contract negotiation, I wanted to at least receive a drawing (preliminary draft?!) to assess the feasibility and possible additional costs (different stairs, etc.), room layout.

I was even willing to pay for it, but not sign the contract. Only after the draft.

Unfortunately, the developer did not budge one millimeter from the contract. So I did not end up signing and am now looking for a new developer. (Other contract issues weren’t even discussed)

The actual question:
Would you sign or generally keep your distance from such a developer?

I would definitely not sign there. That is the proverbial pig in a poke. It seems extremely untrustworthy to me. Please briefly explain again why it should specifically be the developer (?).

The initial meetings were pleasant and the gut feeling was the best compared to other developers. The construction & scope of services description was indeed very unclear, but I examined it very thoroughly and was then able to come to terms with it. Only the contract documents did not meet my expectations nor those of the construction expert I had with me during the contract negotiations. Even the expert said, as mentioned above: That was a pig in a poke!

I have learned a lot from this but would still like to hear your experiences and opinions on it.

Just to be clear again: I will not sign there, but I was close to doing so.

A property developer would be someone who sells you a plot of land along with a house (possibly only started to be built in the future), which would not be possible without making the house at least in the plan already part of the contract. So you probably mean a general contractor (who builds a house for you on your plot of land). However, this plot of land should at least already exist – otherwise, the search term "11ant Leerverkauf" would lead you to further explanations of a con trick.

Yes, you are right, it is a general contractor that is building a house on my property. I still get confused about that from time to time. Thanks for the info.

Using the term incorrectly is almost a classic here :) More important is to be aware of the content difference. There is a moderated section "Erfahrungen mit Baufirma XYZ" - have you already had a look there? (this section is practically almost a catalog of [regional construction companies]). You apparently (still quite confused) are looking for a suitable contractor.
