No drawings before contract signature

Our general contractor or developer only coordinated, etc. Nevertheless, we received or saw drawings in advance. After that, we were always involved whenever it came to planning.

We had 3 appointments during which a draft was presented and discussed - including costs.

We are currently in the planning phase (GU wants 1.5% of the construction sum, which will then be offset against the construction price). Now the planning is being finalized and the samples are being completed. Only then comes the final contract with the full amount.

A very fair process - I think. You only risk 1.5% of the amount until the very end.

We had a general contractor who, due to his good reputation, could practically choose his clients freely. His architect was then commissioned for services phase 1 to 4 with a fee in a separate planning contract in advance. After that, he calculated the house construction based on the design and made an offer for turnkey construction. Everything worked perfectly, and we also had the design calculated by other companies for comparison.

Signing the entire contract for turnkey house construction blindly without a design would be complete madness, I completely agree with that.

Then just suggest to the general contractor to include in the contract: "After completion of the project, the client shall pay the general contractor the price that the client deems reasonable" ;)

Of course, the contractor will not accept that, so it’s done right by not signing...
