Regardless of the fact that this is now getting a bit off-topic here. Living space is extremely scarce in some parts of Germany. In some others, real estate sells like hotcakes. You really cannot generalize this.

And this fundamental shortage is less due to the interest rate situation, but rather due to economic conditions.

That's probably true... there are plenty of properties everywhere (village!) that nobody wants... look at BB or M.Pom... there you get houses "thrown after you"...

Compared to other European countries measured by purchasing power, the market in Germany is still very affordable. My colleague had studied in Paris, he laughs himself silly about the rents in Stuttgart.

Haven't we already had the interest rate turnaround? When I read what those who post their financing here say is being offered fixed for 10 years and what we got at the end of 2016, it seems to me to be moderately increasing. Karsten

In order for a real estate bubble to burst, mass unemployment is needed and not interest rate changes or real estate price fluctuations. Even if real estate prices were to spontaneously fall by 20%, no bubble bursts because everyone still services their loans. The bubble bursts only when loans default and banks can no longer sell the massively foreclosed properties at the amount of the defaulted loan because no one can afford them anymore.

So extremely high real estate prices with no genuine demand, very risky lending, and massive loan defaults are needed for a bubble. Point one can still be debated in some regions; I absolutely do not see the other two as fulfilled.

Nope. They are moving pretty much sideways. There was a little less last year; when the average yield was in the negative range. But you really can't speak of an interest rate turnaround.
