Properties are often, and usually better, sold through word of mouth. Trying to sell "secretly" doesn’t work because you hardly reach a target audience. Often it’s the neighbors who know someone looking for something there.

But your decision not to sell is, of course, your call.

Do you have any plans to do something about the noise?

Interesting topic. You should sell it after all.. please definitely report here afterwards. I would be interested to know what new houses are "worth"? Is it like with cars? Off the lot and -20..30% or rather +/- 0 (appreciation of the land not considered).

We had a very new semi-detached house (2 years old) here in our town. The owners basically wanted the construction price or just a bit more. It didn't really sell for several weeks.

Actually, a lot sells here even for partly excessive prices; and you have to be very quick. Also rather very much in need of renovation houses.

The problem is that then there isn’t enough room to set up the "new" place the way you want. In the above-mentioned semi-detached house, for example, there was a lot of polished granite as flooring (also in the bedrooms). Basically, not many people liked that, and in an almost new house, no one just tears it out easily.

The car example is convincing in my opinion. Incidental purchase costs are gone and for the new buyer significantly higher because he pays the tax on the entire purchase price and not just on the land. Then you have a brand new supidupi kitchen in there, or tiles or something else that the next person finds ugly and mentally therefore does not count as a benefit but as a burden. I have sat in front of real estate listings with "upscale" equipment thanks to a golden faucet and marble floor where I just think: Not even as a gift! Last but not least, at these prices the question is why not build yourself. The perfect used property simply does not exist, its arguments are the price and possibly availability (apart from these rental constructs that are often outlined here). I say, divorce houses. Often very young but available with an incredible discount. You know the seller is under pressure.

Interesting... so I would definitely dare it if the banks/bank cooperate...

Because if you are already so dissatisfied shortly after moving in, it will probably get worse later and possibly escalate...

One aspect that has not been mentioned yet (or I overlooked it): Over time, you also get used to noises. We lived right next to the church for many years. At some point, I stopped hearing the church bells, just as I only heard the sound of the water from the stream during floods and with the window open.
