If you already get a psychological crack at 44, then you have to get out. However, how big is the new development area? If construction goes on for 8 years with the corresponding noise, it can also be disturbing ... then children's noise ...

Yes, the house is located in a noise level area. According to the report, however, it was not that dramatic. With normal structural measures, it can supposedly be addressed. The fact is, though, the noise does penetrate the house. We believe it is due to the roller shutter boxes. Of course, something can still be done about that. Also with visual and noise protection around the house. But just hoping for that and burying tens of thousands of euros only to find out that one is still not happy... that’s where we stand now... invest or move away. No one can tell you how much greenery and fencing etc. around the house helps. That doesn’t work miracles either, let’s be honest. As said, and always keeping in mind that we have the promise for a new building plot.

What if it were a divorce house? I still consider that the most plausible explanation. Even if we would take a small loss, I think we would be ready for that step. It’s not about the money for us here... quality of life suffers here, so we don’t care about a few euros. Of course, the goal is to come out of it well, but if a few euros were lost along the way, then that would just be how it is. Health comes before money.

But let's steer the discussion toward how one would reasonably proceed in such a case. In other words, buy a new building plot, sell the house. We would first need a loan for the new building plot; we would be repayment-free for 1 year. During that year, we would have to sell the house (possibly complete the outdoor facilities beforehand), then after the sale, pay off the old loan with the money and take out a new one for the house construction. Or am I thinking wrong?

Construction noise and children’s noise are different from traffic noise. I can understand you well. I would discuss this with the bank that currently has the loan. Maybe they will be willing to compromise?

There are solutions for that. Sell immediately and temporarily move into a rental apartment. Or sell immediately and hand over in one year. The financing becomes trickier because your house bank has to agree to a property change. Otherwise, you have to pay off the loan when selling. But that is always associated with a prepayment penalty. How much is the loan?

I think we will find a solution with the bank. We have a very good connection to the head of the credit department there. Maybe the bank will waive part of the prepayment penalty if the new property is also financed through them?! I do not want to provide any information about the amount of the loan here.
