Newly built - build again right now?

Hey hey,

I'm new here and have a question for you.

We have just built a new house in a beautiful new development area in beautiful Bavaria.
Unfortunately, the building plot is located on a busy main road through town, which we admittedly underestimated beforehand.

The situation is that we have been struggling with the street for months (actually since the beginning). On and off... a daily up and down. The fact is that the traffic is sometimes so loud that you occasionally wake up from it in the morning, or even hear it while watching TV. Especially trucks or motorcycles. It annoys us a lot by now and costs an incredible amount of energy and nerves. Especially since we are simply not used to this from our old apartment. This also means there is no real feeling of settling in. It is slowly but surely wearing us down and we simply do not feel comfortable here. I am not exaggerating when I say it is a psychological burden in the long run.

The reason we decided on the building plot back then was simply due to the lack of alternatives. And we thought that we wouldn't hear the street. In hindsight, that was a mistake. You really have to be very lucky to find something affordable in a perfect location here.

But now we actually have that luck... we have been offered an affordable building plot in an absolutely quiet location in a new development area with a great view and good infrastructure. The plot is closer to our jobs, has the same size, a reasonable price, and above all offers one thing: the prospect of complete peace (apart from the future neighbors). The building plot was offered to us by the municipality, where we had already applied years ago but got nothing. Of all times, now that we have just built but don’t really feel comfortable here, we received mail from the municipality.

Now we are seriously considering taking on the house-building adventure once again and daring to do it again. That would mean we would need to finance the building plot through the bank, sell our house, and have built on the new plot within the next 3 years. Apart from the renewed building stress... we are already feeling a bit uneasy, especially because of the financial risk. Although we would come out significantly cheaper with the new house (we estimate 50-60K € less), because the plot is easier to build on and we would also have to build less elaborately (e.g. gable roof instead of hipped roof, slightly smaller external dimensions, etc.)

So we are facing the choice: try to come to terms with the situation here, or build anew and correct the mistake! What would you do in our place? As I said, the noise issue is wearing us down in the long run and we also don’t believe we can solve it permanently. Has anyone had similar experiences? What pitfalls do we need to watch out for if we decide to go down this path? How would you proceed?

How are the selling possibilities of the first house looking? Is a profit/loss to be expected? The situation is, of course, extremely annoying. Good luck to you already.

Well, I would say, everyone who has seen our house so far (whether neighbors, friends, architects + construction supervisors) raved about the house, its extraordinarily beautiful architecture and how tastefully furnished it is, in terms of the floors, kitchen and bathrooms, etc. I therefore think that we should achieve a good price and at least break even. The question then remains whether to finish the outdoor area or leave it as it is. Another plus point should be that we have an unfurnished granny flat.

So on a still bare plot, surrounded by nothing but other still bare plots.

For selling, that makes a huge difference – however: it probably also solves the problem.

No, it is by no means that bare around here. We have a lot of greenery in the area.
What do you mean by that? Which problem would be solved?
