We would prefer a staircase that does not run straight (just no spiral staircase), but we didn’t know how it could fit in there.

According to the development plan, the knee wall height may be 7.5m.

We actually only created the floor plan in advance so that no unnecessary time is wasted explaining our wishes during appointments with construction companies.

According to the construction company, there would be no price difference if we make the corner in the dining room. So this piece could also be used for a larger kitchen. However, we initially decided on the corner because this way we would automatically have a partially covered terrace.

A descriptive list of your wishes would certainly be more helpful because it is more universally applicable. Because a room program, i.e., a floor plan, largely depends on the staircase and its possible positions.

7.5 m knee wall height, do you mean the external eaves height? And what knee wall / dwarf wall height have you planned inside the attic?

It is important to us that the living room is 5×6 m (with separated sides, so that one cannot directly look at the back of the sofa and the wall unit is enclosed), the master bedroom on the ground floor is at least 3.5×4 m, that the guest toilet has a spacious shower, and that one can see the front door from the hallway on the upper floor. However, the hallway should not be too narrow.

We also want to install a ventilation system. Definitely a central one. We will install it ourselves. Ideally with heat recovery. However, we are not yet clear about the additional material costs.

The development plan states that the vertical dimension between the highest point of the building and the finished floor height must not exceed 7.5 m (ridge height). A small roof truss would be optimal (for the batteries of the photovoltaic system). However, we have not planned anything there yet.

A house with a flat roof is more suitable in that case...

Kniestock is the section of the wall that is still visible in the attic.
