No, you see correctly. I would revise everything again and rearrange it.

Short update after a conversation with the building authority.
A design we submitted with two full floors and ~30 degree roof pitch (i.e. standing height and expandable as a reserve) was rejected as not representable with reference to the single-story neighborhood. The house may therefore not appear two-story.

Since we anticipated this, we also had the design with a 170cm knee wall and ~40 degrees with us, which should be similar in usability.
This design was verbally confirmed to be approvable, so we will now continue planning in this direction.

After we also spoke with other general contractors and, for example, took another look at the Viebrockhaus Edition 600 online, I sketched two floor plans with a half-landing staircase. In both, I omitted the office/guest room to allow more space for the utility room and wardrobe. Additionally, the front is not symmetrical. I will provide the upper floor later. Here, I’m also concerned with the question of the kitchen location: Either as before in the southeast or in the northwest.

Advantage of the southeast:
- View of the street to the east (you can see who comes onto the property)
- View of the garden to the south (you can see the children)
Disadvantage of the southeast:
- Utility room is far from the street
Advantage of the west:
- The wide view over meadows and river to the west is great
- Utility room is well located, and possibly the pantry can be separated
Disadvantage of the west:
- Children in the garden are not as easily visible when you are in the kitchen

We look forward to your comments and suggestions

In any case, the oriel originality struggle is as unnecessary as a goiter.

I like it. Especially upstairs it usually brings relaxation with 3 kids. But of course it costs.
I quite like the v2a design. I don't think I would put a wall next to the stairs – it feels cramped. Your "frosted glass" would be a double sliding door with glass inserts for me. The fireplace will be removed because of CO2 air pollution.

Whether you like bay windows or not is certainly a matter of taste... Here they are included because the base houses I used as a reference have them. And as already says, it is definitely easier on the upper floor with 3 children's rooms (and you have a great room on the eaves side with a view to the west).

In terms of the L-layout, I also find v2a better. But the utility room is really in a bad corner there, isn't it?
