Thank you very much for the many answers and opinions!
It is good to hear that our calculations in the house area are going in the right direction. For outdoor facilities, photovoltaics, and garage, I already had a slight feeling that it might be too little. But well, we have to balance that out in the overall plan and first get concrete numbers. In any case, we want to have a soil survey and measure the plot first, and then create initial rough drafts together with the development plan. Then we can approach what we want and what we can afford. This should further specify the costs.
From the gut - what would be a reasonable, average repayment rate / time / special repayment for you? We are also calculating approximately 500,- ancillary costs per month.
Thank you for the constructive feedback. Fortunately, the plot was inherited. Yes, regarding the development, we must investigate further. Apparently, electricity is already available. But there will certainly still be hidden costs here. The official land value at the end of 2020 was 380,- per sqm. I don’t know how the price increase in the area has been in recent years, but now it will certainly be more.
We actually checked our expenses again, insurances are around 200,- per month for health insurance, liability insurance, legal expenses insurance, and two disability insurances.
We are also aware of the family allowance and parental leave.
Mobility has been considered and will increase within limits, as a lot of home office is possible. That’s why we are planning for an own home office room. "Hinterland" might be a bit of an exaggeration. From a city dweller’s perspective certainly not... :-) But daily needs, daycare, kindergarten, school, etc. are easily reachable by bike.

[*]Plot (available): 700sqm on a slope (south-facing slope) above the street/access road, partially developed
What does "partially developed" mean? Are costs hidden here?
[*]all mandatory insurances + disability insurance per month: 200,-
That can’t be true, unless you are absolutely underinsured. Reasonable disability insurances for 2 people with your salaries cost at least (!). 200 euros, what insurances are those?
[*]250,- family allowance
That will no longer be considered, note.
[*]1 child (2), another planned
Child 2 means again parental allowance and again less equity, etc.
[*]moving to the Freising hinterland
Consider mobility costs! Do you have home office? Will you have to drive children more? Paid-off cars also need to be replaced, what savings rate do you have here?
