Sorry for the somewhat unclear text! We have a plot width of 16.50m with a minimum required distance to the neighbor of 3 meters (Hesse). However, the architect had set this at 3.60m each due to the height of 9.80m without having to set back the setback floor. We would prefer to set back the setback floor in order to be able to fully utilize the ground floor and the first floor in terms of width/area with a length/depth of approx. 17-18m. In addition, this looks too bulky and massive from the north and south sides (see picture). Therefore, the desire to set back the setback floor and accept the loss of area at the very top accordingly. Also to somehow open/break up the said area by setting it back. What do the rest of the experienced ones think? Ideas on how to optimize this?

I cannot see in your plan which dimension is meant. Otherwise, I mean not only, but in reality in everyday life I manage perfectly well with 2.90 m clear internal width.

Garage parking space north side. This is about the then remaining total width (external dimension garage) of 3 meters, if the recessed floor is set back?
