Fortunately, we were able to purchase a plot of land in a new development area and are in the process of preparing the planning application. We would like to optimize the current design together with you and look forward to a lively exchange.

Architect (preliminary design)

Have the wishes been implemented by the architect?

- Ground floor designed as open as possible with dining and living area visually separated by a fireplace
- If possible, a spiral staircase in the living area leading directly to the upper floor (short route to the bedroom and also for the appearance), provided it does not look overloaded.
- The house should be able to be converted later into a family home without major structural changes. Appropriate provisions should be planned and submitted for approval.

What is the most important/basic question about the floor plan summarized in 130 characters?

What can be improved, how can the floor plan be optimally designed/implemented according to the above requirements? Living and dining area, additional room on the ground floor with the option to realize a second one later.

Are the room sizes adequate for their purpose?
In your opinion, what is not sensibly planned or not yet considered according to the wishes?

What I don't understand is how you waste space upstairs for the second staircase and the reading room (you still have the library downstairs, don't you?) and the common rooms become relatively small as a result. The children's bathroom with the high ceilings additionally doesn't seem optimal to me in terms of proportions.

What kind of wall is that from the dressing room to the hallway? I would put the door there so that you don't have to go all the way through the bedroom from the bathroom and possibly disturb the other person.

Thank you very much for the feedback. The staircase was added afterwards because we had planned the air space anyway. We thought this would be functional and look good visually. The "reading room" results from the created air space. The library downstairs should initially remain functionally flexible because we might create additional sleeping space there if needed.

I agree about the height. Possibly lower it.

There is uniformly no wall planned. Do you mean the door directly adjacent to the children’s bathroom?

I am always amazed at how small living room furniture people want to sit with their backs to the windows. Here, twice in a row. The generosity of the "living area" is in a strange proportion to the rather limited dining area. The bathrooms are also very small in relation to the size of the house. I think the idea of the second staircase is great. However, the position of the spiral staircase results in a cramped dining area and a dead corner on the ground floor. Somehow, none of it is really elegant. It wouldn't be for me - although I can definitely appreciate unusual designs. Lack of spatial economy is not a problem if you can be generous with construction costs. But if the lack of spatial economy does not then serve generosity in living or aesthetic purposes, it's a shame. The design lacks the "spark" one could expect from a house with a similar budget. "Different" and "good" is valuable. Simply "different" wastes money.

I meant rather to enlarge the bathrooms. They really seem small in comparison.

There is no wall from the dressing room to the hallway? Unfortunately, I can't see that.
