But I would know better ... I'll quote myself (by the way, these are not guidelines, but auxiliary parameters. And why? Therefore, it is advantageous if you simply make a sketch of your property with dimensions, etc., and draw in your desired house there. How are WE supposed to guess what you want and how ... the dimensioning is of course self-evident. Then please understand that the staircase from the basement to the ground floor is definitely NOT passable like THIS, nor accessible from the basement. To illustrate: When you go down the staircase from the ground floor, you end up (I'll leave aside the wall you end up in front of...) at the door to the granny flat kitchen, not your basement rooms. But even that would not be so bad in this case, since you can rotate it. I just wanted to illustrate to you that your ideas cannot be implemented like this because, as a layperson, you have little ability to draw something that the general contractor can then also implement.

Does it even work to put a platform staircase under a spiral staircase? Then the load-bearing wall for one side of the staircase shaft would be missing, right?

Another problem, if I interpret 13 meters of building width correctly, then this floor plan: with exterior walls max. 6.50 cm thick. Some furniture seems to be drawn too small to me (sofa, for example, about 210x80), hallways are too narrow, in the upper floor for example about 85 cm, and especially the staircase is calculated more than tight, I come to a maximum of 184x218 cm through recalculation and would say it should definitely be at least 200 to 230 by 210 to 230: Especially considering the requirements. The granny flat... that could also become a wonderful home office area and the main entrance with some excavation on the east side, so at the bottom of the plan. Then other areas can become more spacious.

If you build the staircase completely out of metal and anchor it on all sides in the stairwell walls, that could work. But you probably definitely don't want that.
