Thanks for your feedback. We will get the professionally drawn plans back from the general contractor tomorrow, and if necessary, I will get back to you again. The excavation on the east side does not work because we have the driveway to the garage there and a minimum distance of 3 meters to the boundary. However, we will realize the excavation with a terrace area towards the street side.

Hello everyone, now there is an update with professional drawings. I would be very happy and grateful if you would leave me your thoughts and opinions on this again.

What I am missing:
Ground floor, pantry - but I don’t know where to put it
Where I have questions:
Is the offset between the houses too long and do you often / a lot look at the "white wall" of the neighbor?
Is the utility room on the first floor large enough?
Is the space in the kitchen appropriate?
Do I really need the "lighting corridor" on the second floor?

Professional software alone does not mean that a professional is sitting at the desk. The expansion joint does not go through here, so this is a party wall with a pointless finger gap. The basement garage is a botch or only works on the other half of the house: in Germany, left-hand drive cars are standard. In the offset of the house halves, I see no moral added value.

Thank you for your feedback: The offset is intended a) to visually loosen up the whole thing as the front view is not so massive and b) so that I am not sitting table to table with the neighbor on the terrace

The offset is an expensive and also depth-consuming privacy screen, there would be far wiser conclusions. And the breaking of mass can also be designed more cleverly. Why Pyrrhus is so popular today as a revered general is beyond my understanding.

I would like to exclude the topic of cost here, the property is long enough to make the offset. I am aware that there are other privacy options. However, none will be as massive and also noise-reducing as a 2m house. You would have to explain the second part of your comment to me again, please.
