We initially thought the same, but after a first major mistake and a lot of money thrown away, we decided to rely on ourselves again.

According to HOAI, 1/3 of the fee/construction costs fall on the design planning, but to me that does not seem proportional if we continue with a general contractor afterwards. Even an architect told me that they earn royally in the first performance phases and then lose money during construction supervision (which we do not need), so it balances out.

How high is your budget? With that amount, I would continue looking for a somewhat more motivated partner.

Dimensions "do not hurt," best to write the house and property dimensions when fitting the ground floor into the cadastral plan.

We already knew that joke, many people say "pre-final" here. It would be better if you were at this point with your architect rather than with the builder.

If it has an eye-catcher budget ...

There are two mistakes in that: you don't necessarily pay architects according to the list, and awarding a contract to a general contractor does not relieve you of the strong recommendation to also have the architect supervise the construction. Eye-catcher and no detailed planning exclude each other.

Do you really want to plan a 4-story semi-detached house on a slope yourselves as laymen? That is madness!

I don’t want to spoil your holiday, but what you’ve cobbled together there can’t be left like that. Yvonne has already mentioned some things that don’t work. And that’s not even talking about beauty.

If you build the semi-detached house entirely yourselves, what happens with the other half? Is it supposed to be sold? What should it look like? Just mirrored? Then selling it becomes criminal.

Ok, thanks. It makes no sense to continue discussing at this point. We will reflect once more and then, if necessary, reconsider the planning.
